Most homeowners asking about roof replacement cost want one number. The honest answer is that no roofer can give you one before they've been on your roof — but they can tell you exactly what moves it, so you can read a bid instead of just comparing bottom lines.
Here's what changes the price on a McKinney home.
## Size, measured in squares
Roofing is priced by the square — a 100-square-foot section. A 2,400-square-foot home doesn't mean 24 squares, because the roof surface is larger than the floor plan and pitch adds to it. Two houses on the same street with the same square footage can differ by several squares once the slopes are measured.
## Pitch and complexity
A low, walkable roof goes faster and safer than a steep one. Steep pitches require additional safety equipment and slow the crew down, and that shows up in labor.
Complexity matters just as much. Every valley, dormer, chimney, skylight, and roof-to-wall transition is a place water wants to get in, which means flashing, detail work, and time. A simple gable roof and a cut-up roof of the same size are not the same job.
## Material
Architectural asphalt shingles are the most common choice across Collin County, and for good reason — they hold up to our hail and heat at a reasonable price. Impact-resistant Class 4 shingles cost more up front, and many Texas insurers offer a premium discount for them, which is worth asking your agent about before you decide.
Metal and tile sit higher still, and carry different structural and installation requirements.
## What's underneath
This is the part no bid can fully predict. Once the old shingles come off, the decking is visible for the first time in years. Soft or rotted decking has to be replaced — leaving it means nailing a new roof to a bad foundation.
A good estimate tells you the per-sheet price for replacement decking up front, so a surprise on tear-off day is a known cost rather than a negotiation.
## Tear-off and layers
If your home has two layers of shingles, both come off. That's more labor and more disposal weight. Code and manufacturer warranties generally don't allow a third layer, and stacking shingles hides problems rather than solving them.
## Ventilation, flashing, and the parts nobody sees
Ridge vents, pipe boots, drip edge, valley metal, and underlayment aren't line items most homeowners think about, but they're the difference between a roof that lasts and one that leaks in five years. Reusing old flashing to bring a number down is a false savings.
## When repair is the better call
Replacement isn't always the answer. If the damage is confined to one slope, the roof is under ten years old, and the decking is sound, a repair can be the right decision. A roofer who inspects a ten-year-old roof with one wind-lifted section and immediately quotes a full replacement is worth a second opinion.
## Insurance changes the math entirely
North Texas gets hail. If a storm damaged your roof, the conversation isn't really about replacement cost — it's about documentation, your adjuster, and your deductible. A properly documented claim can shift most of the cost, which is why the inspection matters more than the estimate.
Be cautious of anyone offering to cover your deductible. It's not a favor, and it puts your claim at risk.
## Questions worth asking any bid
- Is the estimate based on a measured roof, or a rough guess from the driveway?
- What's the per-sheet decking replacement cost if rot is found?
- Is the crew employed or subcontracted, and who is on site during the work?
- What does the labor warranty cover, and for how long?
- Who handles cleanup and nail sweep?
